We carry out full credit checks to verify a potential tenant’s financial position along with speaking to their previous landlord and finally their employers to verify their job security, position and income. Once approved and with final landlord approval, we would organise a date with the applicants for the tenancy to start.

Prior to the tenant moving in we would carry out a thorough Inventory and Schedule of Condition. This details the specifics of the property room by room usually accompanied by approximately 100 photographs to ensure that we have a fair record at the start of the tenancy.

On moving in day, an in-depth solicitor-drawn tenancy agreement is signed and witnessed by both parties with Oscars signing on behalf of the landlord. The first month’s rent and bond/deposit are taken and processed and keys are provided to the tenant. At this stage the file is handed back to the landlord for management going forward. This package is ideally suited to the more hands-on landlord that is comfortable with rent collections, inspections and dealing with maintenance/repairs.
